2009 was a tumultuous year indeed for real estate here on the First Coast. Interestingly, 2010 may surprise a lot of people with some unexpected twists.

Northeast Florida did not experience the same level of severity with the housing bubble/bust as most of the State of Florida, and this has specific ramifications for the Jacksonville housing market.

Developers are reporting that prices of existing homes have fallen below replacement costs, which indicates that pricing has overshot on the way down. This suggests that prices are poised to rise in the near future.

We have already seen increased activity in sales volume, thanks to the expansion of the $8,000 tax credit. Even buyers who are not first time home owners can qualify now for up to $6,500. The increased activity suggests that the tax credit has been working. This will enable even more families to take advantage of historically low interest rates and affordable pricing to invest in their future by buying a home.

Sales activity has certainly been increasing lately in Jacksonville, especially in the middle and upper range of the pricing segments. I expect sales activity to continue to increase throughout this year, and I feel that prices shall remain stable.
